But thought it was better to do the right thing and speak out.
The potential client(you) receives a brochure outlining how they can make a fortune investing in property.
This is normally a form of ‘cold calling’ since you have previously not expressed any interest in this form of wealth creation.
You are told it is safe and “low risk” and “guaranteed rent” is promised with the kicker being “big returns” which are supposedly idiot proof.
You now go along along to the seminar to just learn some facts.
Because thats all you wanted to do.
And how could it go wrong if the seminar is free.
And didn’t you read some story in the press about a young guy who was now filthy rich by investing in property ?
But what you do not understand is the group dynamics of the situation.
And how this may inadvertently lead you to unconsciously feel obliged to sign a contract on the night.
If other people are just as excited as you are, how can there be any form of problem ?
And the sales guy who is speaking seems like a really decent guy.
And he even has some great stories about how he was broke several years ago and now, due to the wonders of property investment, he is raking it in.
The best scenario on the day, for what is about to happen, is that you will buy some books, some training dvd`s, special client coaching etc.
Or what will more likely happen is they up sell , and you are now on the way to spending between $2K and $10K and more on training seminars.
But thats to be expected because these guys really know their stuff and you should always research subjects before diving in.
Right ?
Some of the more adventurous (rogue) companies will even offer loans for more investment courses.
Maybe even the hype and excitement has over ridden your own normal caution and you have now signed up for a property.
If the guru can do it, then I can too !
But what was not explained clearly was that the company had not done any basic due diligence and there is now a problem finding tenants.
And the projected property value, just does not match the real world value.
What you might find is the capital growth claims at the seminar, by the really nice man at the front of the room, were made up.
They were pure fantasy.
And all costs and risks were played down.
The sales team were not even that interested in whether you could even actually afford the investment, or even if you were aware of all the facts before you invested your own hard earned money.
Did you even notice that a few of the questions from the audience were dodged ?
Or even worse, that some audience members appeared to ask soft ball questions which also received glib responses, And the same people asking easy questions , also appeared to have known the “get rick quick” team running the whole show.
This whole industry walks a thin tightrope of dodgy claims and the truth.
At the end of the day it comes down to this.
If you have done your due diligence, the claims about rental returns are pretty dam solid then you are taking a calculated risk.
Thats where either your skill set or some else`s combined skill set can lower the risks.
Because if you do not take any calculated risks and invest your money, then you have one choice.
Leave it in the bank.
And let inflation show you why this is foolish.
Find one person, who is wealthy, and made that wealth by merely saving their salary.
It just doesn’t happen.
The goal is to make your money, earn money.
Not just you, earning money.
